Make sure you do your research, so you know the market and what type of properties fall into the various price brackets. Choosing a property that looks well maintained is likely to mean that you have a reliable landlord who keeps everything in good working condition.
Unless all of your housemates are on the same course, you might find that you have to travel to different campuses for lectures. When you are choosing your student home have a look at bus routes because you don’t want to be lumbered with an unnecessarily long or convoluted commute every day, and check to see if you have some friends living nearby.
Your landlord has a duty to keep your house in good working condition and any electrical or gas run items should have certificates to show that they have been checked. Always ask to see these. Check the plug sockets too for any visual signs of damage and remember to check that the property has working fire alarms, extinguishers and fire blankets.
It is also worth taking a look at the windows and doors when you are looking around. Make sure that the locks work and that there are enough of them. This will all help you to feel safe and secure while you’re living there.
One of the big expenses at the moment is heating. It might not feel like such big deal over the summer but come the colder months you will wish you paid more attention to the type of insulation in your student home.
Double glazing and carpets can help a lot, but at the very minimum check that your windows and doors all seal effectively.
Your house will probably come with an inventory of items like furniture and white goods. Take a careful look at it and work out if you need to buy anything in advance.
Do you have enough lounge furniture for example? Or will some of you be sitting on the floor every evening? And what about that microwave that you saw when you looked round? Just remember that not everything will come with the house.
