WHAT IS FULLY FURNISHED?

We kit out our properties with modern kitchens equipped with white goods (eg. washing machine, fridge, freezer, oven) as well as a microwave, kettle and toaster. In the living area you have sofa’s, a coffee table and TV. In each bedroom you’ll find a bed, desk, chair, wardrobe/hanging rail and chest of draws.

HOW DO I ARRANGE A VIEWING?

Once you’ve seen a property you like, complete our online form at the bottom of the property page or if you’d prefer you can send an email, give us a call or pop into our office.

I LIKE A PROPERTY, WHAT NEXT?

Let us know which property you’ve chosen, and we’ll send out a copy of the pre-tenancy agreement which details all the important information. Each tenant will then pay a holding fee equivalent to one weeks rent to reserve the property. You’ll all then have 15 days to complete our application form and sign your tenancy agreement, both will be sent via email. Your guarantor’s will also receive their forms to fill in and once everything is complete you need to pay the remainder of your deposit, then the property is yours!

ARE PETS ALLOWED?

Afraid not, the furry ones can’t join you in our properties.

WILL I NEED TO PAY A DEPOSIT?

Yes, deposits are usually £250, part of which will initially be taken as a holding deposit, then once your application is complete, you will settle the remainder and it will be protected by the DPS (Deposit Protection Scheme).

HOW DOES BILLS INCLUSIVE WORK?

Our optional bills inclusive package is available on all properties and includes gas, electric, water and internet, allowing you to manage your finances with peace of mind. If you would like a quote for your property without bills, please get in touch with a member of our friendly team.

ARE THERE ANY ADDITIONAL FEES?

Yes, it’s our policy to be totally transparent with our permitted payments, default fees and damages payments which may apply to your tenancy, so take a look at our list of fee’s via this link: https://adobe.ly/3asosFb 

WHAT HAPPENS WHEN I MOVE IN?

Your tenancy start date will usually be 1st July or 1st September. Keys will be available to collect from our office after 2pm on your start date, once your property has been professionally cleaned. Please remember to ensure the first rent instalment has been paid by all your housemates, otherwise we’ll not be able to release your keys.

DO I NEED INSURANCE?

The landlord will insure the building, however this will not cover any contents. We would advise taking out contents insurance to cover any personal belongings as crime can be high in student areas due to doors being left unlocked and laptops on show.

HOW WILL I PAY RENT?

Rent is due monthly, in advance via bank transfer. If you wish to pay quarterly, half-yearly or in 1 annual payment, this can also be arranged, provided the payments are made in advance of the relevant period.

HOW DO I REPORT A REPAIR?

Use our 24 hour automated online reporting system (https://bit.ly/3gUAedL), and we’ll be in touch to provide online guidance instructions and arrange for a contractor to visit if required.

WHAT IF I HAVE AN EMERGENCY?

We’re on hand to help with emergencies, such as a gas leak or flood, with our of hours support service.

WHAT HAPPENS WHEN I MOVE OUT?

You’ll be sent a checklist prior to moving out to help you avoid any deductions from your deposit. Then once you’ve moved out, simply drop you keys back at our office.

HOW DO I GET MY DEPOSIT BACK?

We’ll inspect the property at the end of your tenancy to make sure it’s clean and in good condition. Our Lettings team will make you aware of any deductions before processing the deposit return via the DPS (Deposit Protection Scheme). You’ll then be prompted to login to DPS and provide the account details of where you would like your deposit returned to.
