WHAT IS FULLY FURNISHED?

At Beyond Lettings, we ensure all of our student accommodation in Leeds is fully equipped for modern student living. Each student property features modern kitchens equipped with white goods (eg. washing machine, fridge, freezer, oven) as well as a microwave, kettle and toaster for your convenience. In the living area you have comfortable sofa’s, a coffee table and TV – perfect for relaxing with friends. In each student bedroom you’ll find a bed, desk, chair, wardrobe/hanging rail and chest of draws, providing everything you need to feel right at home.

HOW DO I ARRANGE A VIEWING?

We’re here to help you secure your ideal student accommodation quickly and easily!

I LIKE A PROPERTY, WHAT NEXT?

Once you’ve selected your ideal student property in Leeds, we’ll send your tenancy application through StuRents. You’ll be asked to provide your details, and both you and your guarantor will have 3 days to complete the application, pay your deposit, and sign the tenancy agreement. After that, the property is officially yours!

 

 

ARE PETS ALLOWED?

Unfortunately, pets aren’t allowed in any of our student properties in Leeds. While we love furry friends, our accommodations are strictly pet-free to ensure the comfort of all tenants.

WILL I NEED TO PAY A DEPOSIT?

Yes, deposits for our student properties in Leeds are typically £250. Once your application is completed, your deposit will be securely protected by either the Deposit Protection Scheme (DPS) or My Deposits, giving you peace of mind throughout your tenancy.

HOW DOES BILLS INCLUSIVE WORK?

We offer a bills-inclusive package on most of our student properties in Leeds, covering gas, electricity, water, and superfast 350MB broadband. This makes it easy to manage your finances with peace of mind. If you’d prefer a quote without bills included, feel free to reach out to our friendly team for more information.

ARE THERE ANY ADDITIONAL FEES?

Yes, it’s our policy to be totally transparent with our permitted payments, default fees and damages payments which may apply to your tenancy, so take a look at our list of fee’s via this link: https://adobe.ly/3asosFb 

WHAT HAPPENS WHEN I MOVE IN?

Your tenancy start date will usually be 1st July or 1st September. Keys will be available to collect from our office after 2pm on your start date, once your property has been professionally cleaned. Please remember to ensure the first rent instalment has been paid by all your housemates, otherwise we’ll not be able to release your keys.

DO I NEED INSURANCE?

The landlord will insure the building, however this will not cover any contents. We would advise taking out contents insurance to cover any personal belongings as crime can be high in student areas due to doors being left unlocked and laptops on show.

HOW WILL I PAY RENT?

Rent is due monthly, in advance through a direct debit via Sturents. If you wish to pay quarterly, half-yearly or in 1 annual payment, this can also be arranged, provided the payments are made in advance of the relevant period.

HOW DO I REPORT A REPAIR?

Use our 24 hour automated online reporting system (https://bit.ly/3gUAedL), and we’ll be in touch to provide online guidance instructions and arrange for a contractor to visit if required.

HOW CAN I RESOLVE A MAINTENANCE ISSUE?

We’ve noticed that some of the most common maintenance issues can (usually) be easily resolved by our tenants, here’s how:

No or slow Wifi

Shower blockage

No heating or hot water – boiler pressure

WHAT IF I HAVE AN EMERGENCY?

We’re on hand to help with emergencies, such as a gas leak or flood, with our out of hours support service.

WHAT HAPPENS WHEN I MOVE OUT?

You’ll be sent a checklist prior to moving out to help you avoid any deductions from your deposit. Then once you’ve moved out, simply drop you keys back at our office.

HOW DO I GET MY DEPOSIT BACK?

We’ll inspect the property at the end of your tenancy to make sure it’s clean and in good condition. Our Lettings team will make you aware of any deductions before processing the deposit return via the DPS (Deposit Protection Scheme) or via My Deposits. You’ll then be prompted to login to DPS or My Deposits and provide the account details of where you would like your deposit returned to.
